We offer landlords a choice between two levels of service:

1. LETTING ONLY SERVICE

Designed for the Landlord who lives locally and wishes to manage the property himself. homefinders will attract, identify, vet and present a suitable tenant. Then we’ll set up the lease, secure signatures, collect rent and deposit payments, and hand on the keys.

This service includes:
Initial inspection of your property; advising you of the likely rent achievable; advising you on the marketing strategy and of your legal responsibilities as Landlord.
Explaining the current rent act legislation and advising you as to which tenancy agreement is appropriate for the type of letting proposed or recommended.
Listing your property onto our current rental availability list and our website and also the Rightmove website. Advertising your property in the local newspapers and other media, as appropriate. Providing and organising the erection of a “TO LET” board outside your property, with your agreement.
Arranging viewings for potential tenants; liasing with the landlord and showing the applicants around the property.
Discussing with you and obtaining your approval as soon as a suitable tenant has been found (unless you instruct us to the contrary).
Taking up references: Depending on the type of tenant, we take up references from the employer, previous landlord or letting agent, a personal reference, and in some instances a guarantor for the rent (students for example). We also obtain a credit reference for all tenants.
Preparing a suitable tenancy agreement (usually an Assured shorthold tenancy agreement) and supervising the signing of the agreement.
Collecting payment of the first month’s rent and deposit (the amount of deposit is determined by you, although we recommend that the equivalent of one and a half month’s rent be collected).
Advising the utility companies, gas, electricity, water, and council tax, of the change in occupancy.

2. FULL MANAGEMENT SERVICE

Designed for the non-resident landlord who does not want any involvement with the property. homefinders will act as your agent and look after the property and the tenancy on your behalf. With full management by homefingers you need not be in contact with your tenants. We will fulfil all your requirements and instructions to the letter. This is an essential service for landlords residing out of the area or abroad.

The services we provide are as follows:
All the features of our Letting only service.
Collection of the rent during the tenancy (usually monthly in advance).
Submitting monthly statements to you.
Rental balances paid by BACS straight into your bank account.
Preparing an Inventory and Schedule of Condition.
Regular inspections of the property (usually 3 months).
Checking out the tenants at the end of the tenancy; checking the inventory and agreeing any dilapidation’s with the tenant; ensuring that all dilapidation’s (if any) are charged fairly to the tenant by deducting said amount from the deposit we are holding; ensuring that all utility accounts are correctly settled by the tenant before returning the deposit to them.
Ensuring that the normal notice to quit is served on the tenant before the end of the tenancy as required by law and within the time frame laid down.
Automatic re-listing of your property normally 2 months prior to the end of the tenancy and re-negotiation of the rent at the end of the tenancy.
FULL SERVICE INCLUDES OUR

Our full-management service provides landlords with a FREE 24-hour emergency hotline number. If emergency service is required, we will charge you only a modest percentage plus VAT based on the service provider’s invoice.
AND WE OFFER “REST EASY” PROFESSIONAL MAINTENANCE!
On your instructions we can organise maintenance and repairs of your property. While you rest easy we will put things in order with a team of established, reputable sub-contractors with whom we have worked for years. Or we’ll use your nominated list of contractors.

Either way, we’ll do the work while you rest easy. Our fee for this service is a modest percentage plus VAT based on the contractor’s invoice..
